One of the most significant statistics when selecting an agent to market your home for sale is their average Original Listing Price (OLP) to Sales Price (SP) percentage. (The OLP takes into account all price reductions, so is a more accurate way of measuring an agents' success at getting top dollar for a home and working with the seller on pricing the home correctly.) A low OLP to SP is a sign that the agent either does not do their homework prior to consulting with the seller about the listing price - or that the agent 'buys' listings. Either way, the net effect is the home will probably stay on the market longer and sell for less than if it were priced effectively from day one. (Studies show that a home improperly priced typically sells for up to 6.5% less than it should have had it been priced correctly initially.)
